-Applicant must have current photo identification and a valid social security number.
-Applicant's monthly household income must be equal to or exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
-Applicants must receive positive references from all previous landlords for the previous 5 years. (if applicable)
-Applicants may not have any evictions or unpaid judgments from previous landlords.
-Applicants with any collections will be considered on a case-by-case basis.
-Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600. Between 550-600 will be considered on a case-by-case basis. Below 550 will not be considered.
-A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.
-Applicants with a criminal history will be considered on a case-by-case basis. Any criminal history that shows harm to others will not be considered.
-No smoking.
-Occupancy is limited to 2 people per bedroom and per city zoning guidelines.
-To be considered, a full application must be submitted by each person that is 18+ years old and plans to live in the household.
-Maximum of 2 pets up to a combined weight of 50lbs for multi-family and 75lbs for single family properties. (Be sure to look at the property listing for more specific pet qualifications.)
-Applicants with a move-in date that comes closest to the available date will be taken into consideration.
